I have recently been offered the chance to move into a lovely little three-bed flat. Entirely newly refurbished (as in gutted and redone - even some of the walls were moved!), it is very nice inside and has lots of windows in practically every room. However, it would require me to find two other people to move in with, as I doubt I can afford to rent the whole place to myself, and it would be a bit more hassle and cost a bit more than where I live now.

So, I've decided to do a checklist of pros and cons, and see if I can make a decision. **

PROS:
1) It is in Walthamstow, which would make it very convenient for work, as I work near a station on the Victoria Line. It's about 10 minutes walk away from the nearest station, apparently. So, Central London will be easy to access as well.
2) It's also close to Walthamstow bus station, so again, convenient for travel.
3) It's quite close to Selbourne Walk and the markets, so good for shopping and groceries. There's a Sainbury's and an ASDA nearby.
4) My parents own the flat, so I can guarantee there will be no trouble with landlords running off with the deposit or not dealing with maintenance issues.
5) It really is very nice, and totally new. New floorboards, new paint on the walls, new doors, new everything. We would be the first to move in there!
6) It's well insulated, which would mean less on the bills for heating.
7) It's a decent size, for a three bed flat, so at least I won't be falling over people. The kitchen will fit a neat little dining table, just. The master bedroom is a reasonable size, but the other two are a little smaller.

CONS:
1) It is based in Walthamstow, which is not exactly the nicest of places to live. Unlikely to result in my ending up the victim of a gangland shoot-out, but still, not the best area.
2) It would cost a bit more, and I would have to deal with the hassle of bills and council tax and so forth, with I currently don't have to waste time on (it's all-inclusive where I'm living now).
3) I would have to find two other people who are willing to move in with me, or one person who wouldn't mind renting two rooms (unlikely). Naturally, the usual things about tastes matching and so forth apply, fill in the blanks, delete as necessary, etc.
4) I wouldn't have the en-suite bathroom that I currently do! However, I would be flat sharing with two other people, not five, as I'm doing now.
5) I would have to move my stuff (I am not leaving my bed behind - I love my bed!)
6) The outside of the flat isn't that appealing, since the block used to be ex-council.

I don't need to decide now, as it will still take a little time to finish the last remaining bits of decoration and furbish the place. Comments would be very welcome, especially if they help me decide, and even more especially if said comment consists of an offer to move in with me!

**I know I haven't said anything about an actual cost, which is deliberate. I want to consider the question without thinking about amounts for the moment, as I know myself well enough to know that as soon as I think of it purely in financial terms, I might overlook something else.
